Every property needs
its own sales strategy.
Set priorities and value the property
We start by getting to know you, inspecting the property in person, and reviewing the documentation.
- Discuss your priorities, timeframe, and terms of engagement
- Base the price on completed sales, listings, location, and condition
- Provide a recommended asking price free and without obligation
- Arrange an expert valuation if needed
Set the strategy and prepare the property
We decide who to target, when to bring the property to market, and how to present it.
- Check that the documentation matches the actual condition
- Find missing documents in archives, at the building authority, with the building manager, or the association of unit owners
- Arrange an Energy Performance Certificate (PENB), confirmation of no outstanding debts, or missing inspections as needed
- Recommend improvements and repairs that make sense before the sale
Prepare the presentation and manage the sale
We adapt the presentation to the property and its target audience.
- Professional photography, floor plans, 3D tour, video, and drone footage where appropriate
- Prepare the interior for photography and viewings
- For selected properties, first approach buyers and investors from our database privately
- Then use real estate portals, direct outreach, and online campaigns
- Track interest and feedback, keep you informed, and adjust the approach based on results
Verify the buyer and negotiate terms
We agree the terms of the sale with you in advance. We then negotiate the price, timing, and payment terms with the specific buyer.
- Check readiness to buy and financing during the viewing stage
- If the buyer still needs financing, help arrange it and align it with the sale timetable
- Carry out statutory identification and checks of politically exposed and sanctioned persons
Manage contracts, transfer, and handover
Our lawyer prepares and reviews the contractual documentation.
- Arrange escrow of the purchase price, contract signing, and filing with the Land Registry
- Monitor compliance with contractual conditions and the transfer of ownership
- Prepare the handover report, record meter readings, arrange utility transfers, and coordinate with the building manager or association of unit owners
- Ensure deregistration of permanent residence or a company's registered office and obtain the required confirmations
- Flag tax and other implications of the sale
- Represent you under power of attorney through completion if needed
