Take over and prepare the property
Before the first tenant moves in, we consider how the property should perform over the long term.
- For new-build properties, handle developer handover, technical inspection, and defect checks
- For older properties, assess condition and recommend necessary repairs or improvements
- Advise on materials, furnishings, and investments that make sense for rental property
- Prepare a furnishing plan and coordinate suppliers, installation, repairs, and cleaning
Find and screen tenants
Finding an interested tenant is not enough. The right tenant needs to fit the specific property.
- Prepare the presentation, photography, and a 3D tour where appropriate
- Arrange advertising, approach our own database, and conduct viewings
- Check relevant registers, references, and ability to pay
- Verify employment status, income, or other supporting documents where appropriate
- Negotiate lease terms and prepare the tenancy for signing
Manage the tenancy
We handle day-to-day communication and administration for you.
- Communicate with the tenant, building manager, and association of unit owners and handle tenancy administration
- For international tenants, also handle related residence formalities
- Prepare a handover report and document the property's condition at move-in and move-out
- Manage meter readings, keys, the deposit, and any damage
- Before the lease ends, reassess market rent and recommend the next steps
- If the tenant is leaving, prepare the next letting in advance
Monitor payments, accounts and reporting
You keep the overview; we handle the day-to-day administration.
- Monitor rent and service charges and record income and costs
- Respond immediately to late payments
- Prepare regular and final service-charge reconciliations
- Keep the property's accounts and arrange the related tax return
- Report regularly on financial performance, payments, and key events
Handle contracts and legal matters
Legal support is part of property management, not an extra.
- Our lawyer prepares and reviews contractual documentation
- Set lease terms, amendments, and contract changes
- Handle payment reminders and outstanding claims
- If legal action is required, represent your interests through the next steps
Handle maintenance and operations
When something happens, you do not have to decide who to call.
- Coordinate repairs, servicing, cleaning, and contractors
- Handle warranty defects and claims
- Monitor inspections and scheduled servicing
- Help select insurance and handle communication and documentation if a claim occurs
- In urgent situations, coordinate emergency service, a technician, or a locksmith

We agree what we will handle for you and which decisions we will consult with you on. We define the scope and price of the service, sign the property management agreement, and take over the documentation, contracts, keys, and contacts.
Take over management
From this point, we handle the property's day-to-day operations for you. For an occupied property, we take over the existing tenancy. For a vacant property, we prepare the next steps for leasing. We take over operational matters and all related communication.
